The article introduced the motivation theory of land capital operation from four dimensions,including administration,economy,management and strategy dimension.Then,it approached the framework of combined motivation analysis of land capital operation based on four dimensions above.It considered the motivations for land capital operation during the country's urbanization as time,spatial and location diversity.Finally,by using Delphi,it made an empirical analysis on motivations for land capital operation in three different phases of urbanization of China.
